WHO WE'RE LOOKING FOR
The Facilities HVAC & Quality Assurance (QA) Specialist reports directly to the Facilities HVAC & QA Coordinator. This position is responsible for HVAC preventative and predictive maintenance, HVAC, Building Automation System (BAS), and Building Enterprise Management System (BEMS) support, facilities O&M service provider, proactive maintenance, and other facilities vendor QA, and project support.

WHAT YOU'LL BE DOING

  • Complete all assigned HVAC equipment proactive (i.e., preventative and predictive) maintenance work.
  • Ensure all asset proactive maintenance is properly completed on-time and within budget.
  • Assist with supporting the operation and QA of the facilities’ BAS and BEMS solutions to ensure HVAC and other critical equipment operate properly. Assist with monitoring and managing parent/child alarms to ensure they properly identify and provide notification of issues.
  • Support HVAC equipment renewals and replacements, BAS/BEMS projects, and retro-commissioning to ensure the work is done properly. Inspect maintenance work performed by contractors to ensure contract compliance including key focus on proper HVAC system and BAS/EMS operation.
  • Complete assigned QA to validate that the facilities related work and contractor requirements are met.
  • Complete minor HVAC and BAS/BEMS work when assigned and support and oversee other HVAC work completed by service providers to ensure it is properly completed on-time and within budget.
  • Support project managers to complete contractor site tours, inspections, and to provide pertinent information to assist with project success when assigned.
  • Assist with all contracts and contractors as assigned for the maintenance of equipment, climate controls, buildings, site, and inspection needs.
  • Assist with keeping a safe working environment for employees and visitors.
  • Assist with preparing and maintaining status reports on projects, equipment, and buildings for asset management with emphasis on HVAC and BAS/EMS asset assessment updates.
  • Assist with regulatory requirements, and sustainability programs and requirements.
  • Available after normal business hours to respond to emergencies.
  • Support CapMetro’s Safety Management Systems (SMS) process by following safety and security policies, considering safety in every action, and reporting safety and security concerns.
  • Perform other duties as required and/or assigned.

SAFETY SENSITIVE POSITION
This position has been identified as a “Safety Sensitive” position. An Employee in this position is required to participate in the Employer’s testing program for prohibited substances. Participation in this program is a condition of employment with Capital Metro. A safety-sensitive employee is randomly tested for prohibited drug or alcohol misuse while the employee is performing safety-sensitive functions; just before the employee is to perform safety-sensitive functions; or just after the employee has ceased performing such functions.


WHAT YOU BRING
  • Two (2) years of HVAC preventative maintenance work required.
  • Three (3) years assisting with HVAC equipment replacements, repairs, and troubleshooting required.
  • Two (2) years of proven project management for medium and small equipment replacements.
  • Certification in refrigerants per EPA Section 608, 40 CFR Part 82, Subpart F.
  • North American Technician Excellence (NATE) certificate preferred.
  • Technical, troubleshooting, and repair experience with industrial and electrical equipment preferred.
  • Experience assisting with HVAC system commissioning and retro-commissioning preferred.
  • Experience with industrial and commercial building equipment, preferred.
  • HVAC and other professional license in commercial trades preferred.
  • Certification in Project Management, Environment, and Regulatory, preferred.

Knowledge, Skills and Abilities:
  • Knowledge in and experience with HVAC system repairs and troubleshooting, mechanical/plumbing repairs, and electrical systems including both AC and DC voltage from low voltage to 480 volts.
  • Knowledge of industrial systems and components.
  • Experienced use of Microsoft Office (i.e., Outlook, Word, Excel), web-based programs, and other facilities/HVAC maintenance software solutions.
  • Skilled in reading and understanding technical specifications, construction documents, schematics, submittals, and O&M manuals.
  • Experience with equipment purchasing, specifications, and research analysis.
  • Knowledge of applicable environmental regulations and codes.
  • Detail oriented and professional team player.
  • Excellent oral, written, interpersonal communication, and customer service skills.
  • Excellent organizational skills, ability to effectively multi-task, and make good, expedient decisions.
  • Ability to effectively troubleshoot to solve practical problems.
  • Desire to learn facilities smart technology.
  • Skilled in Microsoft Office (i.e., Excel, Outlook, PowerPoint, Word), Oracle, and facility/building computerized maintenance/management system software solutions.
  • Preferred experience with Microsoft Project and asset management software solutions.
