JOB TITLE: Maintenance Worker

JOB CLASSIFICATION: Heavy

QUALIFICATIONS:

Education: High school graduate with vocational trade concentration or equivalent maintenance experience, eg., electrical, plumbing, carpentry.

CERTIFICATION: CFC – Preferred

CDL – Preferred

WORK SCHEDULE: 8-4 p.m., on occasion other shifts for specific projects, two 15-minute break, one 30-minute lunch.

POSITION REQUIREMENTS:

JOB SUMMARY: Performs a combination of duties to maintain and repair facility property utilizing a variety of machines, tools and equipment. Assure that the facility and equipment is properly maintained for resident comfort, convenience and safety.

THE FOLLOWING DUTIES ARE NORMAL FOR THIS POSITION. THESE ARE NOT TO BE CONSTRUED AS EXCLUSIVE OR ALL INCLUSIVE. OTHER DUTIES MAY BE REQUIRED AND ASSIGNED.

JOB TASKS:

1. Receives maintenance slip or direct orders from supervisor regarding work to be performed.

2. Indoor maintenance and repairs which may include plumbing, refrigeration, HVAC, air conditioning, electrical, carpentry, cabinetry, painting, cleaning, and food service equipment repair.

3. Outdoor maintenance and repairs which may include cutting grass, utilizing tractor or push mower, weeding, trimming, landscaping, cleaning, exterior maintenance of building including roof, parking lot maintenance including snow removal by hand or with snow plow/blower, utility work which may include heating, air conditioning, ventilation, etc.

4. Perform other maintenance or cleaning tasks as directed.

5. When work is completed, submits maintenance slips to Director of Environmental Services.

6. Attends in-services, staff and department meetings, and committee meetings as required. Follows all facility policies and procedures.

7. Notifies Director of Environmental Services of any necessary equipment repairs or potential safety hazards. Ensure a safe, clean and orderly environment.

8. Keeps working area clean.

9. Cleans equipment and tools as required. Maintain infection control and Universal Precaution Procedures while performing tasks.

10. Tests and inspects all equipment per facility preventative maintenance program and documents results.

11. Machines, tools, equipment and materials: Various types of hand tools, power tools, including those used for electrical, plumbing, carpentry, cabinetry work, welder, work bench, tractor, lawn mower, gas-powered edger and weed eater, rake, broom, shovel, snow blower, ladder, paint, paint brush, various type of chemicals and compounds, including lubricants, oil, auto fluids and cleaning chemicals. Keep supervisor informed of supply needs.

12. Maintain confidentiality of resident information. Honor the resident’s personal and property rights. Knock before entering a resident’s room.

13. Takes on-call duties for emergencies during evening and weekend as needed.

**Wheeled carts and dollies are provided for transporting items to be used at employee’s discretion to avoid carrying large amounts of weights. Assistance of coworkers is also encouraged.

BENDING: Frequently (65%) at neck, elbows, writs, fingers, waist, knees for all maintenance activities.

SQUATTING / STOOPING: Occasionally (15%) while working at lower levels, i.e., carpentry, plumbing, electrical repairs.

KNEELING: Occasionally (5%) on various types of surfaces indoors and out while working at lower levels, i.e., carpentry, plumbing, and electrical repairs.

WORK ENVIRONMENT: Work is performed in a nursing care facility with the capacity of 157 residents. Work is performed indoors and out. Restrooms are located throughout the facility and a break area is provided.

ENVIRONMENTAL FACTORS: Exposure to all types of weather conditions. Exposure to varied or extreme temperatures of hot, cold, humid and wet. Shop area within facility is ventilated, heated and air-conditioned. Uniforms consists of blue shirt and pants, appropriate footwear and name tag. Protective goggles, hearing protection, gloves and coveralls are supplied and used as required.

POTENTIAL HAZARDS: Unprotected heights, moving machinery, chemical fumes and infectious waste.
