Position Summary
Maintenance is responsible for ensuring the facility is maintained and cleaned daily. Maintenance will assist with the ongoing mechanical and repair needs of the property.


The
Maintenance Manager oversees the maintenance operations of CampusParc at The Ohio State University under the direction of the Sr. Operations Manager and/or the Director of Operations to ensure 24/7 professional maintenance management through the implementation of procedures and preventive maintenance to equipment. The Maintenance Manager will support the needs of their operational teams throughout their assigned location at the Ohio State University.


Essential Duties and Responsibilities
  • Manage Maintenance Technician staff, including scheduling, assignments, payroll processing, coaching, and staff development.
  • Manage Maintenance Cleaning Associate staff, including scheduling, assignments, payroll processing, coaching, and staff development.
  • Oversee snow removal operations for the region; includes operating specific snow removal equipment
  • Schedule, hire and train new maintenance staff
  • Host safety meetings as needed
  • Coordinate with authorities and management for inspections and maintenance of structures, fixtures, fire, security and other systems
  • Sweep and pick up around the entrances and exits to the garage and stairwells, as well as clean surface area rails, etc. on all levels, the booth, the office, and rest rooms.
  • Responsible for safety and security of company equipment.
  • Oversee painting of all areas of the facility as directed by the Sr. Operations Manager and Director of Operations to ensure that all painted surfaces such as poles, signs, doors, walls, curbs, islands, gates, etc. are properly maintained and look neat and clean.
  • Manage the tasks of staff for the replacement of all light bulbs as needed or apply oil absorbent to oil spills.
  • Inspect garages and surface lots to note and correct any maintenance problems.
  • Oversee the inspection of the ticket spitters, gates, ticket supply, time clock, and other equipment for proper functioning and general appearance.
  • Coordinate the collection and delivery of winter supplies, sand, salt, fuel, power equipment, vehicles, etc.
  • Maintain an inventory of janitorial supplies and submit requests to re-stock supplies as needed.
  • Manage the operation of automatic sweepers, scrubbers, outdoor equipment (such as weed eater), lawnmowers, or other electrical tools to repair or construct items, as applicable.
  • Resolve customer complaints independently or with the aid of a senior manager.
  • Report any known accidents or violations of Company policy, safety hazards or any unusual occurrence to the local manager in a timely manner.
  • Coordinate with power washing service provider(s) to schedule, oversee, and quality control annual garage power washing.
  • Additional coordination with the university, operations, and communications is required.
  • Coordinate with window cleaning and elevator service providers (where applicable) to schedule and oversee annual interior and exterior window cleaning.
  • Contract with a certified plumbing and drainage service provider to schedule and oversee annual garage drainage inspection and flush.
  • Contract with a certified HVAC service provider to schedule and oversee the biannual (Autumn and Spring) HVAC inspections and preventative maintenance services.
  • Remedy any deficiencies found on the university’s monthly parking garage life safety inspection report.
  • Ensure the completion of corrective maintenance work orders that have a Concession Agreement maximum completion time requirement.
  • Oversee vehicle fleet, including servicing, fuel and maintenance cost tracking, and reporting.
  • Manage equipment, including servicing and seasonal maintenance (lawn mowers, snow blades, etc.).
  • Manage work order assignment and completion monitoring for Maintenance Technicians and Cleaning Associates.
  • Perform quality control inspections of garage cleaning, providing coaching and feedback where appropriate.
  • Oversee annual garage winterization (drain and blow out standpipes, turn off water supplies, verify elevator heaters are operational).
  • Additional duties as assigned.

Non-Essential Duties and Responsibilities
  • May be asked by local management to complete maintenance tasks according to the company’s maintenance checklists.
  • Other special projects as assigned by location management.

Minimum Job Qualifications
  • High school degree or GED equivalent preferred.
  • Ability to read, comprehend, and communicate effectively both verbally and through written correspondence.
  • Ability to work in a fast-paced environment.
  • 4+ years in Management role.
  • 4+ years facility or equipment maintenance experience
  • Knowledge of Excel, Word, Power Point and General Microsoft Office Applications.
  • Knowledge of Facility Management software such as CMS highly desired
  • Bachelor's Degree or equivalent work experience.
  • Parking industry experience is preferred but not required.
  • Ability to seek improvement and create an environment of idea sharing and creative problem solving.

The employee may be subjected to weather conditions prevalent at the time. The employee is regularly exposed to fumes and airborne particles. The noise level in this work environment can range from minimal to moderate.
