Essential Duties and Responsibilities include the following:

• Ensures rental applications are fully completed, processed with waiting list procedures, and approved in an expedient manner. Follow fair housing laws throughout the process.
• Collect signatures on rental agreements for lessees and compliance documents for initial, annual, and interim certifications as required. Work cooperatively with corporate compliance in collecting data from residents.
• Investigates resident concerns or complaints. Inspects property and apartment homes to determine needed repairs and identify unsanitary or unsafe conditions. Initiate corrective actions in all circumstances within the allowable time frame.
• Promotes positive communications. Resolves resident concerns and complaints concerning other residents, visitors, or regarding other housing-related matters.
• Directs activities of maintenance staff or vendors engaged in repair, emergency, preventative, turnover, inspection, or routine work. Keeping maintenance logs and processing work orders.

• Job Knowledge - Competent in required job skills and knowledge; grasps directions quickly and is a self-starter. Willingness to attend training and access on-line training regarding Fair Housing and Property Management topics.
• Initiative - Volunteers readily; asks for and offers help when needed. Set a goal and meet a goal.
• Computer Skills To perform this job successfully; an individual should have knowledge of email, scanning and Word.
• LIHTC Experience Preffered
• Possess a Valid Michigan Driver’s License and undergo a background check.

Other Qualifications
Must be willing to work occasional evenings and weekends as needed to complete the requirements of the position.

Physical Demands
While performing the duties of this Job, the employee is regularly required to stand and talk or hear. The employee is frequently required to walk, climb stairs and sit. The employee is occasionally required to use hands to handle, feel and taste or smell.

The employee must regularly lift and /or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.

Specific vision abilities required by this job include close vision, depth perception, and ability to adjust focus.

Ability to wear PPE as required by codes and state guidelines.

Work Environment While performing the duties of this Job, the employee is occasionally exposed to wet and/or humid, hot or cold conditions.
